No one told you
The house came with appliance manuals, not a schedule. The timing is the part nobody explains.
New to the house? Start here.
Know what your home needs and when, get reminders you can snooze, and keep a record of everything you’ve done — without a contractor marketplace or a spreadsheet you’ll abandon by March.
Free plan, no card. Guidance only — not an inspection or a guarantee. Every suggested task is yours to edit, move, or delete.
A preview of your home screen — what’s due, and what’s next.
The first year
You get keys, a garage door opener, and a folder of paperwork. What the house needs from you — and when — you’re expected to already know. HomeOwners turns your address into a plan you can keep up with, so the small stuff stays small.
The house came with appliance manuals, not a schedule. The timing is the part nobody explains.
Most owners learn a system needed attention at the moment it stops working.
“What am I forgetting?” is a bad thing to carry into a Saturday.
How it works
A simple loop designed for intermittent use—especially on your phone when you’re already at the house.
Enter your address and get a rules-based starter plan tailored to common home systems and seasonality.
Home shows overdue and upcoming tasks in one glance. Email reminders deepen the habit next.
Complete, snooze, or skip—then keep a clear history of what you’ve done.
What you get
Overdue and due first, so you can re-orient in about five seconds.
Every completed task, dated. Useful when a warranty claim, a builder, or a buyer asks what’s been done.
Every suggestion is editable. We tell you when something is a professional’s job, and we don’t pretend to be one.
Why HomeOwners
Knowing what to do
On your own: A generic checklist written for every house in America
HomeOwners: A plan for the systems your home actually has
Keeping up
On your own: Calendar reminders with no instructions attached
HomeOwners: What’s due, plus how to do it and when to call someone
Proving it was done
On your own: Receipts in a drawer and your best recollection
HomeOwners: A dated record — the thing warranty claims and buyers ask for
Finding help
On your own: Searching at 9pm with water on the floor, or a marketplace that sells your address
HomeOwners: Save the pros you already trust. We don’t take a cut and don’t sell your details
Austin, Texas
You’re not buying repairs. You’re buying the end of being caught out by something you didn’t know was your job.
Showing what a year of upkeep costs for each system.
Heating & cooling
$140 to $400 a year
Filter monthly, tune-up before each season
Roof
$0 to $600 a year
Twice a year, and after hail
Foundation & drainage
$240 to $470 a year
Watch during dry spells, gutters seasonally
Irrigation
$0 to $200 a year
Seasonally, backflow tested yearly
Water heater & freeze
$20 to $250 a year
Flush yearly, pipes before winter
Both paths are drawn to the same scale, so the bars are the numbers rather than a flourish. Upkeep won’t stop a system reaching the end of its life — it changes the odds of getting there early.
A year of Club+
$99
A water heater lasts 8–12 years. Reaching the far end puts off a $1,200–$2,800 replacement by about 4 years.
Industry rule of thumb — not ours
1:4Every $1 of maintenance put off costs about $4 to deal with later.
A facility-management rule of thumb, from commercial buildings rather than homes.
Past that, upkeep lowers the chance of an early failure — the leak that reaches a ceiling, the slab that starts to move. We don’t put a number on that, because no source we trust can.
We separate returns by how certain they are. Dollar figures come only from agency or utility publications, and each one carries its own conditions — a rebate you claim once every three years is not an annual return, and we don’t present it as one. Service life appears for one system only, because it is the only one where a manufacturer attributes part of the range to maintenance. Everything else is described without a number.
Scope: Austin, Texas only. Last updated August 5, 2026.
Each figure, and what it depends on
Why other systems show no lifespan number
Heating and cooling has a published median service life, but no source we found separates that life into maintained and neglected. Roofs are the same. A slab has no service life at all. Rather than estimate the gap, we leave those without a figure.
